Colmcille House is an infill development of 23 apartments over 7 storeys for Bartra Real Estate Ltd. with a Gross Floor Area of 2790m². The scheme provides a welcome addition to Blackhall Place in redeveloping a vacant infill site along the city connection between Stoneybatter and the Quays.
J.V. Tierney & Co. carried out the Mechanical & Electrical Services Design for the development to include:
- Landlord services include 8-person lift, mechanical smoke and heat extract ventilation system (SHEV), 6000 litre water storage tank, roof mounted solar PV, lightning protection, L3X fire detection and alarm system and energy efficient LED lighting.
- Energy efficient exhaust air heat pump provides hot water, space heating and centralised continuous mechanical extract ventilation (CMEV). Panel radiators installed throughout. OpenEir and Virgin ICT infrastructure installed in addition to roof mounted centralised TV antenna and satellite dish. Intercom system and fob reader access control at building entrances. LD2 fire detection and alarm system in apartments.
- 16 No. A2 and 7 No. A3 BERs achieved.
- Nibe F730 exhaust-air heat pump extracts air from ‘wet’ rooms and draws fresh air in through passive wall vents in habitable rooms. Maintains comfortable temperature in apartments year-round with always available hot water.
