Features:
Design Build Residential and Mixed Use Development with Marlet with a Gross Floor Area of 48,252m2 consisting of 4 Blocks of Apartments, 3 No. 7-storey and 1 No. 6-storey over basement comprising 512 no. residential units, including 4 no. studio, 222 no. one bed, 276 no. two bed, 10 no. three bed apartments, and communal facilities of 708 sqm. Also included in the development are Retail Units, Crèche, Communal Indoor Spaces, Gym, Office, Restaurant/Café, Communal Areas.
- Centralised heating and water services.
- Centralised plant is located within the basements and consists of a cascade boiler system, combined heat and power generation (CHP) plant and air source heat pumps. The combination of these 3 systems will provide each apartment via a Heat Interface Unit (HIU) with heating and hot water as well as significantly offsetting primary energy consumption
- A sectional water storage tank, housed within a separate enclosure in the basements will provide potable water to each apartment. Each apartment will have a mechanical ventilation heat recovery unit. This unit will extract stale air from the space and use the heat from this stale air to temper incoming fresh air
- Basement ventilation as required by the Building Regulations. Basement to comply with 2.5% free area opening includes fans for carbon dioxide dilution, natural/hybrid to lower ground floor and mechanical extract to basements
- All Lifts are fire-fighting and include:
– 1no. 10 person lift at 1.6m/s at each core
– Goods / Service lift 21 person lift at Southern cores to Block A and B
- Sprinkler system will be provided to Apartments only
- Substation 4no. & associated meter rooms will provide power for landlord and tenant/ commercial spaces
- IT/Comms services will be provided via 2 service providers
Sustainable Design Features:
– Environmental control – each apartment has a timeclock heating control
– All radiators fitted with TRV’s
– Building Energy Rating (BER) – A2/A3 for Apartments, A3 for Residential amenities,
C for commercial “grey box” units
– NZEB compliant with a fabric first approach
