Features:
This modern office building for October Investments is designed as a Shell and Core/Cat A building with views over the Aviva Stadium and is centrally located within Ballsbridge. The building is an 8 storey, 12,500m² development above a basement level carpark, with impressive floor to ceiling glazed façade and a central atrium open to office floors rising up through the building.
The Client had specified a LEED Gold target, which was achieved, and a BER rating target of A3 for the building. This project was named “Green Building of the Year 2021” by the Irish Green Building Council.
The services provided under this project include the design and specification and tendering of:
- Energy Efficient LED Lighting throughout with environmentally sensitive controls/daylight/presence detection controls
- WiredScore Excellence Certification providing access to 4 data utility providers
- NZEB Compliant Building
- Lift Installations to meet BCO/CIBSE ‘Excellent’ Rating
- Rain Water Harvesting providing supply to W.C’s and urinals
- Low and Zero Carbon Technologies including 375m² PV Array and CHP
- Low Energy decorative LED façade lighting system to enhance riverfront aesthetic
