J.V. Tierney & Co carried out the Mechanical, Electrical Services and Sustainable Design for the HubSpot office fit out, where our team had completed the Shell & Core Fit out on 1 Sir John Rogerson Quay. This Fit-Out achieved a BER Rating of A3, and a LEED “Platinum” Rating.

This modern 6 storey, 13,500m² development was designed above a basement level carpark, with an impressive floor to ceiling glazed façade and a central atrium open to office floors rising up through the building. It also incorporates the protected structure to the riverfront. The building is designed to be air conditioned to provide an optimum workspace environment, and the façade of the building is highly engineered to ensure minimal solar gains using Brise Soleil, whilst delivering high natural lighting levels. The project provides a flexible fit-out for 900 serviced desks, Mother’s rooms, Talk Rooms, Large Talk Rooms, Culture Room, Informal Meeting Spaces, Phone Booths, Team Huddle Spaces, 60 Seat Training Room, Refuel Zones, Coffee Docks, Nomad Areas and Games Areas.

Services provided by J.V. Tierney & Co. included:

  • Fit-out of 900 fully serviced desks with data connections and power modules serviced via underfloor Busbar system allowing future flexibility.
  • Full electrical services to Restaurant and Full Commercial Kitchen Fit-out located on the top floor.
  • Fully addressable fire alarm system to include smoke and heat detection in tenant areas and signal ancillary fire protection equipment
  • Full SONOS Ambient speaker System
  • LEED Platinum certification and LEED Commissioning Services
  • Full DALI Lighting Control System incorporating LED technologies and Daylight harvesting Lighting control modules to minimise Light Pollution
  • Extensive AV Fit-out with associated cabling and power connections to a 60 seat fully interactive training room, Podcast Rooms, interactive zones and TV Wall
  • M&E Fit-out to existing Protected Structure
  • Full IT Cat 6a structured cabling solution with Comms Room Fire Suppression System
  • Water services infrastructure design to provide Refuel Stations, Coffee Docks, Mothers Rooms and commercial kitchen with potable water and instant hot water at outlets
  • Design and specification of four pipe fan coil heating and cooling system for low noise operation with zone control for open plan areas, Talk rooms and Large Talk rooms
  • Local temperature control complete with override via the BEMs
  • Design and specification of high efficiency commercial kitchen and dish wash area extract and supply air system complete with UV grease filtration, intelligent variable volume kitchen extract hoods with integrated user controls, fire suppression, heat recovery and high efficiency heat pump.

Prior to HubSpot leasing 1 Sir John Rogerson Quay, J.V. Tierney & Co. also carried out the Shell & Core fit-Out for this building which consisted of:

  • Flexible switchgear design to accommodate multiple or single tenant metering
  • Energy efficient LED lighting throughout with environmentally sensitive controls/ daylight/presence detection controls
  • Provision for tenant plant and riser space for generator/ kitchen/etc.
  • Underfloor power and data distribution to workstations
  • Lift Installations to meet BCO/CIBSE ‘Excellent’ rating
  • Firefighting lifts installation in accordance with BS9999 & BS8519 complete with backup generator, primary and secondary fire rated cabling supplies.
  • Rain Water Harvesting providing supply to W.C’s and irrigation
  • Full BIM design
  • Provision of O&M / Asset Management via the BIM model
  • Ultra-High efficiency Turbocore Chillers
  • Low and zero carbon technologies including PV Array
  • Low energy decorative LED façade lighting system to enhance riverfront aesthetic
  • Centralised Building Energy Management System (BEMS)
